EndresWare collaborated with the architect to transform a concrete warehouse on a bay-side lot into a three-story, 22-unit, 40,000 square foot live/work condominium complex. Five potential systems were analyzed before selecting a steel and timber frame structure that was braced concentrically and grounded on piles. Major concrete wall sections were removed from the shell, replacing a massive structure with a minimalist one. An independent mat foundation floats within, supporting plywood shear walls and exposed steel joists. A freestanding, cantilevered stair constructed of folded sheet metal highlights the interior corridors of a remodeled concrete warehouse.
